Peachtree Corners burst pipes

In a two-storey suburban house, the most dangerous pipe is often the one feeding an upstairs bathroom through a cold attic. When it fails, every level pays for it, ending with a finished lower floor.

Key facts: Burst Pipes in Peachtree Corners

  • Technology Park Atlanta was planned in 1967, and much of the area's housing grew up around it. [1]
  • Gwinnett County provides water and sewer service in Peachtree Corners. [2]
  • The city's Building Division handles permits inside city limits. [3]

What differs

Attic and garage plumbing

Suburban houses built in the decades after Technology Park was planned in 1967 commonly place upstairs plumbing where it is convenient for the builder rather than where it is warmest. [1] Attic runs, garage ceilings and outer walls behind bathrooms are the common exposures. A long cold stretch will test them. Bonus rooms over garages are another known weak spot, because the floor above a cold garage can contain supply lines with thin insulation.

When an attic line lets go, insulation soaks first and adds a lot of weight above the ceiling. Water then comes through light fixtures, runs down walls and passes through the floor to each level below. In a home with a finished lower level, that may mean three floors to read for moisture from one split.

Day one

Moves that limit a three-floor loss

  1. 1

    Close the main

Find the valve where the line enters, often in the garage or lower level, then open a low faucet.

  2. 2

Turn off ceilings and fixtures below the leak

Shut off those circuits at the panel if you can reach it from a dry place.

  3. 3

    Clear out from under sags

Keep family and pets out of rooms where ceilings are bulging.

  4. 4

    Call a plumber

Have the failed part replaced and any other exposed lines checked.

  5. 5

    Report to your insurer

Note the time you found it, and whether the home was occupied and heated.

  6. 6

    Start drying the same day

Ask the contractor to read every floor, including rooms that look unaffected.

Who to call

Utilities and permits in the city

Gwinnett County Water Resources supplies the city's water and sewer, as the city's own utilities page explains. [2] Problems in the meter box or the street go to the county's dispatch line, while a leak between the meter and your house goes to your plumber. [4] The City of Peachtree Corners Building Division, not the county, deals with permits and inspections within city limits, and replacing or rerouting plumbing and rebuilding walls may need one. [3]

If you live in a townhome, tell your association as well, and check on the neighbours. A failed line in a shared wall can reach next door before you find the source, and the division of responsibility will depend on your covenants.

Prevention

Reducing the risk in an established home

Insulate any attic and garage runs you can get to, and ask a plumber whether a line should be rerouted into a heated space when a ceiling is already open after a loss. The ceiling is already open, so the pipe is easy to reach. Seal gaps where cold air enters near pipes, such as around rim joists and garage penetrations. Remove hoses from outdoor taps before the first hard freeze, and let a faucet drip at the far end of a known cold run when the forecast is severe. [5]

Leak sensors in the attic near the air handler, under the water heater and behind the washer give some warning, and a whole-house automatic shutoff can stop the flow if you are away. Neither one replaces knowing where your main valve is. Make sure that every adult in the house can find it and turn it in the dark.

Restart

Bringing water back on

Close the fixtures, then open the main a little at a time. Listen in the attic and walls, look at the meter and walk through each level. If an ice maker or washer line has also split, this is when you will discover it. Once the system holds pressure with no flow on the meter, have the water heater returned to service as the maker directs. Keep an eye out over the next day for any new drip, since a slow leak may take time to show.

Drying order

What happens to floors and cabinets after a burst

Hardwood on the main floor and kitchen cabinets on the floor below are often the hardest parts of a burst pipe job. Wood floors may cup within days. Slow drying gives them the best chance, and sanding should wait until moisture has been stable for some time. Kitchen base cabinets hide wet subfloor, so their toe kicks are often removed for access. Stone counters make removal risky, and a good contractor would rather dry a cabinet in place than disturb one unless contamination or damage requires it. Water in a closet can soak clothes and shoes from the floor upward, so empty any closet below the leak and look for damage behind it. Bathroom vanities and built-in shelving hide water in the same way. Ask the contractor to list these items as they go, including whether each one is to be dried, detached or replaced. A clear list helps both your adjuster and whoever does the rebuild, and it reduces surprises later.

Keep damaged shoes, clothes and small furniture aside until your adjuster has seen them or confirmed that photographs will do. Soft goods that begin to smell can be bagged and photographed first.

Your adjuster can tell you which they prefer for each item, and for how long to keep them.

Questions

Peachtree Corners burst pipe questions

Why is the bonus room over my garage so often the problem?

Lines can run through the floor system above a cold garage, with insulation that leaves gaps. A hard freeze then reaches them. Ask a plumber to check how those lines are insulated, and consider sealing air leaks around the garage ceiling.

Do I need a city permit to replace a burst pipe?

It depends on the scope. Simple repairs may differ from replacing or rerouting a run, so ask your plumber or check with the city's Building Division. Inside city limits, permits come from Peachtree Corners rather than from Gwinnett County. [3]

Is a burst attic line covered by insurance?

Often the resulting water damage is, if the event was sudden and the house was reasonably heated and occupied, but your policy decides. Pipe repair itself may be treated separately. Report promptly, keep the failed section and ask your agent to explain vacancy or freeze conditions.

How much of my ceiling needs to come down?

Usually whatever has sagged or sits under soaked insulation, and any area where readings stay high. A small wet patch may be dried if it stays firm. Ask to see readings and to be shown the insulation above before you agree the extent.
